Renters' Rights Act, for landlords in England

Your register window from a postcode. Then every landlord date on one record.

The landlord register opens one region a month from 15 December 2026 and the government says landlords who do not register risk being fined. Letward tells you your window from a postcode, then keeps every certificate, right to rent check and served document on one dated record, with reminders at 60, 30, 14 and 7 days.

Not legal advice. Every figure on this page states what the linked gov.uk page says.

What it tracks

Eight dates the law gives every landlord, with the record behind each one

Each date is a reminder with its own offsets. Each record is a line in the evidence pack. Letward does not write the documents: the official forms are on GOV.UK and Letward links to them.

Yearly, by region

Register entry and renewal

Your regional window, the three documents to upload, then the renewal a year after you registered.

How it works

Three steps, then the dates look after themselves

  1. 1

    Add a property

Address and postcode. Letward finds the region and the register window. Say whether it is an HMO and whether it is licensed.

  2. 2

    Enter the dates you have

Last gas safety record, EICR, EPC, when each occupier's right to rent was checked. Blanks become reminders too.

  3. 3

Get the reminder, log what you did

Email and text at 60, 30, 14 and 7 days. Log the new record with its date and the evidence pack keeps up.

The documents, from GOV.UK

Letward does not write legal documents. The prescribed forms and the written information list are free on GOV.UK.

Letward records that a document was served and when. It does not fill, draft or check any document.

Pricing

Yearly, because the obligations are

Gas is yearly and the register is yearly, so the kit is too. Paid plans open in December 2026.

Every kit is the same. The register checker stays free.

What Letward is and is not

A tracker and a log. Not a solicitor, not the register.

Not legal advice

Letward makes no legal documents. It links to the official forms on GOV.UK and records the date you served them. It never picks a possession ground or tells you what rent to ask. Every figure links to its source.

Not the register

Letward does not file for you and is not connected to the Register your rental property service. It tells you when your window is and what the service asks you to upload.

The minimum data

The right to rent record holds the fact of a check, the date, the route and the follow-up date. No document images. Run by one person in the UK.
