Section 13 rent increase: Form 4A and the notice period

Rent on an assured periodic tenancy goes up through the section 13 process. This page sets out the form, the notice and how often. It never suggests what rent to ask.

Not legal advice. Every figure on this page states what the linked gov.uk page says.

The form

To increase the rent you follow the section 13 process and complete Form 4A, the landlord's notice proposing a new rent. It is on the GOV.UK assured tenancy forms page and was updated on 1 May 2026.

Notice and how often

Give the tenant the completed form at least 2 months before the new rent starts.

You can only increase the rent once a year and not in the first year of the tenancy.

If the tenant disagrees

If your tenant thinks the new rent is higher than the open market rent they can ask the First-tier Tribunal to decide what the rent should be.
