England only. The Renters' Rights Act register does not cover Wales, Scotland or Northern Ireland. Region from postcodes.io, Office for National Statistics data.

How the windows work

The Renters' Rights Act 2025 creates a database of private rented properties in England. The government calls the service Register your rental property. It opens by region, one a month, from the West Midlands on 15 December 2026 to the South West on 15 August 2027. Each region then has three months to register.

The fee is £65 for each property each year, pro-rated during the rollout, renewed annually. The service asks for gas safety records, the EICR or EIC and the EPC with details of the property, the tenancy, the rent and you as the landlord.

If you do not register

The government's housing hub says landlords who do not register their properties risk being fined. That page does not state the amounts, so they are not repeated here.
