What GOV.UK and the draft regulations say about paying for Register your rental property. England only.

How much

GOV.UK says the fee is £65 a year for one property. You pay it each time you register a different property.

During the rollout the fee is pro-rated so those who sign up first do not pay more.

When you pay

Under the draft regulations the fee is paid before a property entry is made. Renewing a property entry also needs the fee.

Renewing each year

GOV.UK says you renew each year. Under the draft regulations an entry becomes inactive unless it is renewed within 12 months.

GOV.UK has not published guidance on renewal dates for landlords with several properties yet.

Who sets the amount

The £65 figure comes from GOV.UK. The draft regulations leave the amount to the database operator, set by reference to its costs. The detail is in the draft Private Rented Sector Database Regulations 2026, laid before Parliament on 9 September 2026. They are still draft regulations, so the detail can change.

What the fee pays for

GOV.UK says the fee balances fairness for landlords with the cost of running the service and tackling non-compliance. It says fees will help fund councils to find and act on landlords who break the law.
